Evictions happen a lot faster in upstate New York than in NYC. Also it is not correct to imply that if you hold over, the landlord can do nothing other than to sue for eviction and additional rent. Landlords can collect "use and occupancy" charges equal to double rent. Tenants evicted in holdovers are responsible for sheriff's costs, court costs, moving costs, and are subject to rather abrupt moves. Judges have little sympathy for tenants who think they can ignore the law and their own agreements and get something for nothing.
