She can't ask for extra security deposit like that, as it was not a condition of the lease. Since the students give not given a written notice they were going to leave, she has no right to take apartment away. Usually after a lease expires the suite goes to a month to month rental basis unless the LL arranges a new lease. So she was obliged to offer a new lease or let them stay on a month to month basis. The students can file a claim at the rental court, (would not require a lawyer). But do they really want to stay if this is what LL is like. I'd be happy to move out once that type of attitudes are shown.
