you have a lease that binds you to paying through Feb, but it sounds like your LL is trying to cut you a break. she could be a pain and say no altogether, but it sounds like she will try to rent the property in Feb. if she can't find anybody she wants to keep your deposit. the LL is in no way legally bound to let you out of your lease before it expires, no matter how much notice you give. try to get something in writing from her, cuz even if she rents the place she might keep the deposit anyway.
