building renovations are making our terrace unusable

Greetings! In need of some advice! I live in a small one bedroom doorman building rental on the upper west side. We have a huge terrace which makes up for approx 1/3 of the apartment. Our building has decided it's necessary to replace the roof and our terrace (although nothing is wrong with the terrace but others have leak problems) We were originally told this would take 2-3 months and now we're told it will be over a year. Our terrace has become completely unusable to us although we continue to be expected to pay full rent. What can we do? Do we go to court? Do we stop paying rent?

We have lived there for three years and just signed a new lease two months ago (with a slight increase) with the provision that if our terrace becomes unuseable, we would ask for a rent reduction. Now...it's unuseable.

Any help would be appreciated!
