Why do you want to be evcited? Having a rent stabilized apartment is GOLD, and you are about to toss it away.
What they want is probably the late fess, plus their lawyers fees, plus you have been late 2 months, so why should they keep you as a tenant when they can get 20% more rent by evciting you.
Thats their plan........... So i would suggest paying Decembers rent TOMORROW and boy will that look good in front of a judge, paying your rent early!

: I was late with my october payment. I paid it on Nov 7th and the office manager for landlord acknowledge receiving my payemnt but also wanted my Nov rent which I paid the following week. I am now current and intend to stay that way but they have not cashed the checks and today, the 20th, I recieved a non-payment request. I left her a message but I cna't figure out what they are doing. What can I do to protect myself?
