Welcome to hell on earth. The 30-day notice to terminate month to month tenancy include t if she does not vsacate the premises in 30 days that you will commence summary procedings against her.

Don't know if this is valid but I had a roommate once and we signed a roommate agreement with a 30-day cancellation clause.
