terminating a lease

I just signed a very reasonably priced 2 year lease in a rent stabilized studio on the upper east side but am unsure of my desire to stay there on a long-term basis. Did not sign a guarantor though I have enough assets to be concerned. Is there any chance of breaking the lease and possibly only risking the loss of the security deposit or will they seek to go after me for the remainder of the rent to which I committed. What are my rights here?

Issues: heat in the apartment is so excessive (1st floor) that I sleep with the AC on,

no locking front door...second door has a lock. Found a homeless person sleeping in front area this last weekend.

loud as it is on the ground floor.
