The landlord can do this, but only after your lease is up. (You and him can negotiate something if he wants to start work before then. And of course, you should try and negotiate a lower rent if you will renew the lease for another term.)

The above assumes your building is free market. If it is rent stabilized...he still can take over the bedroom, or even your entire apartment, on owner-occupancy grounds.

: I live in Apartment building. The building has 2 apartments per floor. Unfortunately the LL leaves on the same floor as me. We have 3 bedrooms, and one bedroom is bordering the 2 apartments. Now he wants to take the room that is bordering his apartment by renovating it. He said he will try to reduce some rent for taking one of the bedrooms. Is this legal? Our lease expires in June. What can we do if we say no to him?
