The situation does sound more ridiculous than problematic. Find out the correct address from landlord (get her to put it in writing), and pay the rent to that address. Try to be more organized, saving canclled checks, balancing the checkbooks, etc.

As for the back rent, your friend has just enjoyed one year of no rent. Surely she saved some money? Oh but you say she didn't even realize that her checks weren't being cashed ! Frankly I'd say both landlord and tenant have been rather batty here. Why not just work out some arrangement with the landlady.
