You're accepting what the LL says as gospel; tenant could have succeed to the apt, or whatever-point is if she were merely a month-to-month tenant, LL wouldn't need the assistance of the roommate(s) to commence/effect an eviction-slovenlyt or not-he could simply serve the 30-day notice. My read on this is that there may be more to it. Esp in this market, where any decent apt does not go begging, and beware of LL's bearing promises where there's a catch....
