rent increase

I signed a one-year lease (with a second person who's no longer in the apt.) in Brooklyn beginning Jan. 1998. It is a 2-story with the landlord living below (and sometimes a second tenant in the basement.) When the lease ran out, the landlord just ignored the situation, and didn't ask for more rent. Effective Jan. 2000 he raised the rent from $1000/month to $1050/month. He did not propose a new lease, just gave me 2-months notice that the rent was going up. Now, he has given me notice that the rent as of Jan. 2002 will be $1200/month because of the "increased cost of building maintenance." Is there any limit on how much he can raise my rent? Thanks for any help you can offer!
