If you're here in New York, then LL cannot simply evict you-she will have to take you to court, month to month tenancy or not. See the front page here at tenant.net and scroll down towards the bottom and read about "Illegal Eviction and Police Procedure". You should not become adversarial with the LL, simply inform him/her (in writing via certified mail) that you will be moving out at the end of your lease, or maybe you will move a month early, whatever. Just to stay until the school year is out. You can also tell any brokers showing the house that you will be moving at the end of the lease. You can also speak to potential buyers when they are in your apartment, that you will be moving at the end of the lease.
