Is it a law that a landlord of an apartment complex has to let you go early from your lease if you are closing on a house before the lease term is up?

We are planing on buying a house, but the closing date might be a month early. That landlord said we could only sub-lease, not get out early. This is effecting the seller's desicion to let us buy the house!!! They wont let us bid for a month!

Is there a law that helps us? We live in western NY. (Rochester)
