my first question would be why the deposit was 'forfeited', and under what circumstances.
secondly, you are now a month-to-month tenant, and the terms of the original lease are still in effect, but on a month-to-month basis.
the landlord MUST give you 30 day notice before raising the rent (retroactive is not an option), i.e., if she told you on 9-6-01, it would not actually be effective until 30 days after the NEXT rent due-date, making the rent increase effective 11-1-01.
need more info abot the deposit before i could address that issue.
