To terminate a month-to-month tenancy anywhere in New York, except New York City, the landlord (or tenant) has to give one-month's notice, which has to coincide with the rental period. The notice does not have to be in writing.

In New York City, the landlord -- but not the tenant -- has to give 30-days' written notice, to coincide with the rental period, and the written notice has to be served in the same manner as a Notice of Petition and Petition in housing court.
