ignore jd-he doesn't have a clue;-) Your LL should get a life. Ask your LL is she's ever seen the movie "Pacific Heights". IF you were living in a commercial rooming house, or a "girls only" hotel (like the old Barbizon) then it could be said "no male visitors". But you're living in an apartment in a house, a strict landlord tenant relationship, whether the apt is legal or not, not matter what kind of building the apt is in.
As a renter in NYC without a lease you have more rights than you know.
LL cannot forbid you to have visitors, male or female. LL may not like the fact that your boyfriend sleeps over, but there's nothing legally LL can really do about it, except move to evict you, and LL cannot simply evict you/kick you out/lock you out/put your stuff on the street. If you have been living there for 30 days or longer the only way LL can get you out is thru the courts. LL must 1st serve you with a 30 day notice to vacate/ 30 day notice terminating month to month tenancy. If you stay past the 30 days, then LL can then take you to court to evict you. The only person who can carry out an eviction is a city marshall, and the only way a marshall will do that is if a judge signs a warrant of eviction.
You have nothing to be afraid of. But it sounds like if you don't obey her "rules" LL will constantly harass and bother you, even though it's against the law. Me thinks LL hopes you will just up and leave so she can keep your security deposit:-)
