breaking lease

I typically am not one to break an agreement,whether verbal or written. However,the apartment I moved into a month ago is much worse than I thought. Why I didnt notice some of this, I am not sure.
I signed a 1 year lease and reside in NY state. It is a privately owned home with 3 apartments. I want out bad. Can any of these items help me in getting out of the lease?

A) Landlord's maintenance guy entered twice already w/o notice. Once to put a new door on and once to "check to make sure windows were ok".

B)Inside of oven is a disaster and it sickens me to try to clean it.

C)Plastic covers for the electric sockets are falling off.

D) 2nd floor and no fire escape...only one entrance/exit.

E)Walls were left with nails in them, hooks for pictures still in walls, crayon markings all over.

Could I contact someone within fire code inspection? dept of health?
Any help would be great.I have already said that I'd give 30 days notice,clean and paint the place for them,pay for the advertising(they insist it be in 3 newspapers)....Could people with experience or knowledge of this please respond with advice ASAP?? Thanks very much in advance.
