Let me see if I understend this: You have paid the rent for the last month you will be there, so you're all paid up as far as rent is concerned. LL does not have a security deposit from you. LL is claiming damages anywhere from $400's to $1300 for the rug, and LL doesn't have a security deposit. HA HA! LL will have to sue you outright-and you will probably be responsible for just patching the rug and fixing the door.
: Right. Get the written estimates, take lots of pix, ask her what she wants, then make her an offer. When she accepts, have her sign a general release.
