I agree--bad advice

Perhaps, but staying on without a lease, and abusing the legal system to squeeze out a couple more months' cheaper rent, is wrong for a number of reasons.
First of all an eviction is a judgment and can be a blot on one's credit rating.
Secondly, an eviction is either expensive or, if defended pro se, stressful and not worth a few bucks in rent, assuming your theory is correct.

: No rent increase is collectible in 'market' rents unless both parties agree to it.
