I've had so many conversations about this with lots of landlords.
None of them think rent regs will die-those tenants who are rent stabilized/rent controlled will remain protected as long as they live in their apts-providing they dont't hit the luxury decontrolled threashold (whatever it may be) I am of the opinion that rent regs will fade out as the existing rent reg tanants die or move. I think that is the way regs will finally cease to exist. In a 10-20 years they will be no more.
