Depends who's Governor...

Yes, the rent regulations were almost allowed to expire in '97. Basically Pataki, who was facing reelection the following year caved in and allowed them to be renewed.

If Pataki is still Governor in 2 years (he faces reelection again in '02), I tend to think he'll let the rent regs die. Why, he won't be facing reelection again till '06, so any displacement cause be the end of regulation will be well over by then. If Cuomo (no, not that Cuomo, his son and likely Democratic candidate) gets elected, the rent regs will be renewed.

If the regulations aren't renewed, you'd become a free market tenant when your lease at the time expires.
