frankly, i wouldn't be giving *anybody* any rent at this point. you don't say where you are but in any rental situation in which the owner is renovating an apartment, he must provide you with alternate housing. you should not have had to seek out some subleasing situation, he should have found a place for you, even a hotel or something.

the owner of the property is responsible for these repairs. if it was a little thing like spackling a crack or something, then maybe you would take it upon yourself. but this is ridiculous. find out who actually owns the building (maybe they hired your LL to be the super or something), and let them know than until your apartment is in a livable condition, they must find a place for you to stay at their expense. don't give any rent money to anybody until you have this straightened out.
