I am planning to take my landlord to small claims court for return of the realty fee, as I discovered he is also the broker at the realty where I paid the fee. It would help if I could cite an actual case as an example. Know where I could find one? It's a Brooklyn, non-stabilized apartment, and there are only 2 other apartments in the building.
