Used to be: nothing happens to tenant, you're still stabilized and your rent can't increase. Read the DHCR Fact Sheet on renewal leases.

This may have changed: DHCR may have rewritten the no-rent-increase part on 12-20-2000. Look it up here. Use search here. Or go to tenant.net hamepage and click on the DHCR stuff in the upper left hand column.
