Major Capital Improvements

I have lived in a one bedroom rent stabilized 23 story building since 1984.
I just got hit with another MCI increase of $80 a month.
$60 which is retro from 1992, and $20 rolled into my rent. This is our 7th mci increase in 12 years. The mci increases have been for windows ,
heaters, loud air conditioners, roof repair, boilers, parapet etc..
I have renewed a two year lease since "86. However, my rent has almost doubled from $928 to $1,800.
Is there a limit to how many times a landlord can keep charging tenants
for mci improvements? I also noticed the retro mci increase is never on the lease or the DHR renewel slip.When the board decided to increase our rents were MCI increases ever brought up
