just hazarding a guess here, but maybe the LL's son isn't particularly interested in playing landlord, and is just ignoring the problem. your friend really needs to talk to him and get this straightened out. if they're on such good terms, he might even waive the rent from the past couple months.

as it stands now, he might wake up one day and decide to start the eviction process. or he could just tell your friend they have 30 days to vacate. that's unlikely from the way it sounds, but better safe than sorry. i suppose yr friend could just ride it out and see how long the free ride lasts but it could end badly.
