Subletting - please help

My aunt & uncle (who are in their 70s) rent a rent stabilized apt. (for approx $2200) on the east side of manhattan and are moving to seattle in july. They have signed a lease through june 2002. I would like to sublet their apt. From my understanding of the law the owner of the bldg. cannot unreasonably w/hold consent for the sublet, yet she has said that she will make it very tough unpleasant for them to sublet the place, and they are therefor not inclined to do so. She is obviously taking advantage of them because she can rent the apt. for market prices if they vacate their lease. Do i have any recourse???
