Lease-breaking liability

I live in a non-stabilized apartment in Hell's Kitchen, and am trying to get out of my lease 2 months early. The landlord indicated verbally that breaking the lease is OK as long as he rents the place, but I'm worried he's going to come after me for the 2 months' rent. If he does succeed in renting the apartment for the two months after I've vacated, am I still liable for the rent for that time?
