How long have you lived in that apartment?
If your apartment was rent stabilized BEFORE the J-51, then it will continue to be stabilized when the J-51 expires, as long as you live in it.
Those apartments that were not stabilized before the J-51, became rent stabilized during the term of the J-51, and will cease to be rent regulated upon expiration of that J-51.
