I'm in a similar situation. It's a Co-op building but Tenant.net's database indicates presence of stabilized and controlled apartments as well.

I moved in two years ago, at which time the landlord made me sign a rider to the lease "acknowledging" that my apartment was not covered by the stabilization laws. Sometimes, however, landlords have been known to be less than thoroughly candid about these matters. Sooo....
would it be worth my while to check with DHCR to see if he was telling the truth? I have heard that the DHCR informs landlords of such requests and I would strongly prefer to avoid a confrontation, if at all possible.
