He did give us his permission to do the one wall in the bedroom (tear the paneling down to reveal a window and we then painted the wall and added a new window sash/trim) and he said while we couldn't tear the other panel down to feel free do "make the place you own," which we assumed meant it was OK to paint since that we had discussed with him.

Again, my concern is that he's trying to make me repair more than my own problem. I'll replace the damn panel if he wants (although *ALL* of the prospective tenants who've seen the place *DON'T* want it re-paneled) but only back to the *original state* it was in. Not with better panel and not with a contractor.

That's my beef, and my lawyer is drafting a letter to that effect as we speak since I can't be forced to upgrade the place ... only keep it in original repair/condition as it was when I took possession.
