they sent you a notice to evict last month? these people don't know what they're doing. they signed a contract with you, both parties assuming in good faith that it would be honored. well, the terms of the lease have been compromised if they want to sell the place out from under you. i don't understand why they don't like your plan, i mean, wasn't it their idea that you move out soon before the house goes on the market? and you have already paid them rent for the 'last month' of occupancy. the lease you signed does not seem to get specific about the deposits (and some other stuff too); does your lease prove that this money has already been paid?

it just doesn't make sense that they would waffle so much. you should get something in writing about their intentions to sell. unfortunately, your lease seems to place most of the burden on the tenants, requiring almost nothing from the LL at all, so it's not totally clear-cut.

but honestly, isn't the fact that the owners suddenly want to sell enough of a departure from what was assumed at the lease signing for the tenants to end the lease? i don't know really, but how specific must leases be? they didn't mention this desire to sell before you signed, did they?
