Floor replacement????

I have searched extensively for this information and cannot find anything precise on the subject. My husband has been living in our apartment for at least 10 years and the hardwood floors are in desperate need of repair. I don't even know when they were last fixed, but I know it has been at least 12 years. The wood is splintering and warping and scratched. Is there any legal ground that forces the landlord to deal with this problem and fix the floors. We just signed a 2 year renewal in April. Thank you.
