It might not be illegal to use a son as a broker, but I think that if you found the apartment yourself--and you are required to pay a realtor fee anyway--it is not legal. Common but illegal.

It is a very bad idea to move into an apartment without a lease. Until you have the lease you have no protection from eviction, unless it is rent stabilized--in which case the LL is violating a slew of laws.
