If your tenant does not pay last months rent and then leaves and your file in court your will never get an eviction judgement because the tenant is no longer there, never get a money judgement because the tenant does not owe you any money because you already have his last months rent and, have to pay a lawyer to get nothing so you will be out money, have a judgement against you, have to pay this tenant a lot of money, and if this tenant is smart and files a class action for your extortionate scheme have to pay a lot of money to a lot of people. It is landlords like "Renee" that make it bad for good landlords as all the strict tenant laws come out of the need to protect tenants from people like Renee.

Renee may be from another state but is still in the USA. Tenants can sue in federal court for racketeering (RICO). If the tenant is legitimately from another state such as students or people who move for a new job they can sue in the federal court in the state where they live

: It has nothing to do with being sadistic. It has to do with abiding by a contract or suffer the consequances and following legal procedure as set forth in the local laws. I did not post to intimidate or scare, but just to let her know the possible repercussions of her actions. I wanted her to be able to stop before she gets herself into trouble that will have long range effects.
