In VA, like most of the USofA, a landlord CAN get a judgement - whether by default or after a hearing - for unpaid monies and lease agreement wording to the effect that the security deposit can not be used as LMR is most certainly upheld. I also, as Renee the lovable RedNeck, states, report my tenants credit/rental payments to the credit bureau * actually "big brother" computer comes in on the 6th of the month while I sleep and collects the information from my property management program. Within the year, this information will be collected via the web and deadbeat tenants beware - landlords can report you just like VISA, MC, your electric company or cell phone provider, etc so stiffing us is probably not a good idea. I have had two former deadbeat tenants since January come to me to pay monies owed because they want to purchase a home and my judgement for rent has been recorded on their credit....HeHeHe.
