Given, Richard can be a little harsh at times, but it is very frustrating when you read (time and time again)that a tenant is having a problem that they have invited upon themselves. Being a tenant anywhere requires understanding a great deal of information - but in NYC you practically need a law degree to decipher all the codes, requirements, laws, etc. To set up housing based on a verbal agreement is asking for trouble - yet - I am sure the landlords that operate this way have no problem finding tenants. Why??? These guys should be unable to find another tenant because everyone is wise to them. Though, Richard's manner is sometimes caustic - it does drive the point home. A tenant should always know what is in the lease and most of all have a lease. Sometimes, we pussyfoot around here trying to find a gentle way of saying what Richard rams home!! Maybe sometimes, we need that kind of wake up call!!
Housing is so hard to find and so expensive in NYC that sometimes, people accept crazy terms of rental just to get a place, but they should never be so desperate as to accept a place without a written contract. Even with roommates, sublets, etc.
: idea: why not take Gary and Richard and Ace off the board and get some fact-knowledagle people to talk indtead. Ther eis alot of hot air everywhere.
