Your idea of a percentage over the lease amount is an interesting and plausable. When an apartment is sublet furnished, an amount of 10% over the lease is allowed under rent regs. Following that rule, the 10% figure may well turn out to be applicable in the instance of what one can charge a roommate. That is of course just speculation, but at this point in time that 10% figure is what I would go with, just to play it safe.
