First of all, I see two potentially problematic situations. The first being the Landlord, the second the friend. I would insist on formal agreements with both. I have seen more friendships go down the tubes because of pecuniary misunderstandings than you can imagine. That old saying that good fences make good neighbors apply here. Contact LL and ask how he wants it handled. Then write up an agreement with your friend spelling out the conditions and responsibilities of each. What if he doesn't pay rent - ruins the carpet - has an extended hospital stay, etc. Keep it clear and you will keep a friend. What if the situation doesn't pan out and you head home early? What is he has an opportunity he can't pass up? Just some things to think about....
