90 day notice to quit

Our landlord served a 90 day notice to quit after selling the house we live in to one of her relatives. Since that time we have not paid rent, trying to save money so we can close on a house we are buying. Now, 45 days into the 90 day notice, she is threatening to place a lien on our escrow if we don't pay a certain amount of money by March 9th. In addition to the original 90 day notice to quit being on the incorrect form and having white out used on it, I'm not sure that she can legally do this. If she can, I'm wondering how long it takes? Thank you.
