Multiple lease renewal

I've lived in my 3 bedroom apt in Manhattan for almost 5 years on a year to year lease. We've had a few roommates, all of whom have been on the lease. Our rent was low enough that we did not get a third roommate for the past year. Now, my other roommate has moved and a new roommate has moved in. The roomie who moved out is still on the lease and I haven't told my landlady. Why? Well she told me that if one person moved out of a three-bedroom apt., she would continue the lease, if two people moved out, well that would be the end of the lease. I don't know if this is legal. I've searched on your site but haven't found information about this exact situation.

She won't put the new roommate on the current lease either. I'm worried that she can end my lease. I can afford the entire apt. (just barely) by myself.
