Yes, the landlord has the right to know who is living in their building. If you are violating your lease by having your boyfriend live there, then she can insist that he be added to the lease. Otherwise, you need to hang out at your boyfriend's place for a while and not have people sleeping over at your apartment. Staying overnight could constitute living there if done consecutatively and there are occupancy limitations because of utility useage in many CA areas.
