Is it still a valid lease? YES, you and broker performed under modification although it was not in writing.

is it still valid? YES, it is binding on the new purchaser.

You are both jointly and severally responsible for the rent. You can move and still be held liable for the payment of your portion of the rent. You need to have a discussion with your landlord/new property owner about what they will allow you to do.
