renting month to month

Question: This is my first visit to this board. I'm hoping someone here can help.

I currently rent month to month. My original lease ended October 2000, and I have rented on a monthly basis since that time. Doing so, I incur a much higher rental fee than what is standard.

I recently notified my apt. that I would be terminating my lease. I sent it in by fax, giving them a 45-day notice, which seems like ample time. I've been told that I am required to give a 60-day notice even though I rent on a monthly basis. Therefore, they will require me to pay a full 15 days over when I plan to move out... that's an additional $555 that I don't feel I should have to spend.

How can they require a 60-day notice if I'm renting month to month? I know that's what I signed in the original contract, but it doesn't make sense. Can someone explain?
