Legally, the lease is transferred to the new owner and you and he are bound by the terms.

As for roommate: Read your lease. Most leases say that you are both equally and individually responsible for the terms of the lease. That would mean that you are stuck until June. Ask LL if he would accept a replacement. The only problem is - who will you find that wants to live with this roommate of yours for only 4 months? Maybe you'd be better off biding your time until the lease is up, present your written notice to Landlord in time specified (usually 30 days) and move out with your history in tact. You have survived this long. What's another 4 months? I know it probably seems like a lifetime to you at this moment - but this too shall pass. In the future - remember- choosing a roommate is harder than finding a mate. With a mate - you have affection to hold you through the bad times. What do you have with a roommate? Nothing at all!!!!
