Except in stab units, when you add a new person to the lease (not a spouse), then some case law has held that it becomes a "new" lease subject to vacancy increases. Not sure how this would apply to the reduction of the number of tenants on the lease, but it might be the same concept. But even so, even with a vacancy increase, that might not necessarily mean the remaining tenant would have to vacate. Haven't seen a case specifically on point.

: No this guy is not for real. He sounds like a complete moron. He can do a credit check and find she owes money to everybody in the world, and he would still have to renew the lease.
