That's a good question. In my humble opinion, he must renew the lease if she isn't in default, period. You may want to circumvent this potential problem by stepping forward as her guarentor on the lease. Of course, you will have to show income sufficient to meet the obligation, like tax returns. Then the landlord has NO excuse!
