What access rights do landlords really have?

My lease says that I must provide my landlord with reasonable access to my apartment to make necessary repairs and, show the apartmemt should it or the building be coming on the market. If no repairs are necessary (and the landlord hasn't suggested that there are any reapirs needed) and since the building is not for sale and my apartment is not for rent, does the landlord have any right to enter my apartment? It is a rent stabalized apartment in Manhattan. Thanks
