If it is stabilized and under $2000, it can only increase by 24%: 18-20% vacancy allowance plus 4-6% annual increase. It could increase another 1/40 of all renovations done while the apt is VACANT which could only happen if you agree to move out then move back in.

Call DHCR and get a "rent history" mailed to you asap for insurance purposes.

Take that letter, the rent history, your lease, and all other paers concerning the apt to a tenant lawyer who advertises here por to a free tenant clinic listed somewhere off the homepages. Learn as much as you can, then try to get your own lease from this landlord: cheaper than moving or going to court.

The landlord has already admitted he knows you live there: the law says he would have to name you and serve you papers in any eviction proceeding brought against the tenant of record. BUT...
