As far as I know, your signed roommate agreement is tantamount to a binding legal document, and as long as you don't violate any of the specific rules in it, you cannot be kicked out without some kind of fair warning and compensation. That said, your roommate is the legal tenant, and she is the one setting those rules. If she can prove that you aren't abiding by them, she can go to court and get a 30 day notice of eviction and kick you out. In fact, I don't hink she even needs to provide a reason to give such notice. Your best bet is to ask her to amend the agreement to allow your boyfriend to stay more often, offer to pay more rent in return, and set it for a long period so you can be secure.
